Lumpini Place Rama9 Condominium

Location : Bangkok, Thailand.
Year : 2024

This condo renovation project is quite interesting, as it involves transforming an old condo that the owner purchased over 15 years ago. The unit, originally about 72 square meters, consisted of 2 bedrooms, 2 bathrooms, 1 living room, and 1 kitchen. Over time, as the family expanded and everyone started their own families, it became necessary to redesign the space to better meet current needs. The main issues with the old layout were the cramped feeling and insufficient storage.

We completely tore down the interior walls and revamped the utility systems to accommodate the new usage. The condo was transformed into 1 bedroom, 2 bathrooms, 1 multi-purpose room, 1 living room with a dining area, and 1 kitchen. The redesign created a more open and functional living space.

Expanding the living room area and rearranging the dining area helped create a more open and comfortable atmosphere. The newly added multi-purpose room, which connects to the living room, can be used as a workspace or converted into a small bedroom by closing the folding partition and pulling down a hidden bed from the wall, providing excellent flexibility in usage. A large mirror was installed at the workspace to make the room feel more spacious, while also serving as additional storage.

The living room was designed to provide a comfortable and relaxing environment. A genuine leather electric reclining sofa was chosen to enhance the enjoyment of watching TV. Since the owner loves scuba diving and is also a diving instructor, we selected a marble wall behind the TV that resembles water waves and features patterns like giant clams, reflecting the owner’s personality. The dining area, connected to the living room, includes extra storage cabinets, with some cabinet doors made of mirrors to keep the space from feeling cramped and to add depth to the room.

The kitchen was fully renovated to add more storage space and create new functional zones. Given the limited space, we chose mirrored cabinet doors for the upper cabinets to give the room a more spacious and layered look.

The bedroom is the most important room for recharging and relaxation. We designed the lighting to be soft, using only indirect lighting to create a relaxing atmosphere and avoid direct light that could strain the eyes. The color scheme for the bedroom features light tones with warm light-colored wood flooring, along with mirrored surfaces to prevent the room from appearing too flat. Functionally, the headboard area has sliding panels to let in natural light during the day, and additional wardrobe space was added for maximum storage.

In the ensuite bathroom, the existing bathtub was removed since it was rarely used, and a standing shower area was created instead to prevent the room from feeling cramped and to maximize usage. We also added storage cabinets behind the vanity mirror and adjusted the lighting to suit the owner’s needs.

The overall design concept is Zen Style, utilizing light tones with a minimalist approach to maximize usable space. The choice of colors influences the mood of the occupants, so we used natural light wood tones to create a sense of relaxation and warmth. Soft finishing curtains were added to enhance the room’s cozy atmosphere, making it feel harmonious and inviting.
